It gave me a list of options, including property tax records, foreclosure listings, divorce records, probate, bankruptcy code violation, and building permits.

To dig a little deeper, I decided to create an email to send to the Court Clerk of Chesterfield County, Virginia. I chose this jurisdiction randomly, as it’s not too far from my market. In the email, I requested access to probate records filed in Chesterfield County for the past 30 days. I made sure to mention that this request is for research purposes, as it’s a better approach than stating that I’m a real estate investor.

Here’s an example of how I wrote the email:

‘Dear Clerk of the Court,

I hope this email finds you well. My name is [Your Name], and I’m writing to request access to probate records for research purposes. Specifically, I’d like to request all probate records filed in Chesterfield County, Virginia, for the past 30 days. I also asked chatGPT to create five more variations of the email, so I have a total of six variations to send to the Clerk of the Court of Chesterfield County, Virginia.
