Hey everyone, how’s it going? This is Seth from retipster.com. In this video, I want to show you some ideas on how you can use ChatGPT as a real estate investor when you’re trying to sell real estate.
So, ChatGPT can actually be used for a ton of stuff. It goes far beyond what I’m going to show you here, but these are just some ideas on the selling side, especially if you are somebody who is listing a property for sale by owner and you’re trying to take charge of that selling process. Or even if you’re a real estate agent or broker and you’re trying to find ways to quicken the process and basically do a much better job of marketing your property to the public.
At the time of this recording, I’m using ChatGPT Plus, which is a paid version of ChatGPT. But it’s also available for free if you’re willing to just use ChatGPT version 3.5. You’re watching this in the future, there will probably be a more advanced version of this. The point of this is just to give you some ideas on how to use this.
The first and most obvious way to use ChatGPT, if you’re at all familiar with what this can do, is to create property descriptions for you. It’s really not hard to do this, and the simplest, most rudimentary version of ChatGPT can do this quite well. All you have to do is give it some information about the property that you’re trying to sell and ask it for a property description.
For example, if I owned a five-acre vacant lot in a random rural county in Alabama, I could just give it a little bit more information about it, like maybe the road it’s on, maybe the city that it’s in, maybe some surrounding features. I could just ask it to put together a nice property listing, and we’ll see what it says.
So, I’ll write this quickly here. Okay, so I’m saying I have a parcel of vacant land in Tallapoosa County, Alabama, that I’m trying to sell. It is five acres in size, in a residential zone. It’s located on the outskirts of Alexander City, which is a small city in Tallapoosa County. It has road access and electric utilities available. It’s surrounded by other residential homes on all sides. Please write a beautiful, eloquent property description. Write it like a sales copywriter and make the property sound irresistible. So let’s see what it does for us.
Okay, so introducing an exquisite opportunity. Wow, this thing is long. Nestled on the outskirts of Alexander City, Alabama, where nature’s embrace and limitless possibilities converge. So it’s getting a little flowery. It’s going a little crazy with that. And I haven’t read all this yet, but just looking at it right here, it looks a little long. I mean, maybe even too long. We don’t want to make this so long that it’s boring or people don’t even read the whole thing. So what I’m going to do now is respond to it and say, please make this 50% shorter while including all the same information. Please write it a bit less flowery. I don’t even know if that’s a real word, but that’s just the word that strikes me. Focusing on the benefits and unique selling propositions. Let’s see what it does here.

You can kind of see yourself in the property just reading the first half of that description. I'm not even done with it yet, and I'm already kind of sold on the thing. So it's really good at writing that way.
Another way to use ChatGPT is to come up with eye-catching headlines for your property listing. The headline matters a lot because if you don't catch a person's attention with that headline, they're never going to click on the listing to read your description in the first place. So let's see what it can give us.

These are not bad at all. I mean, they would probably work, and they're kind of going by some of the previous prompts that I gave it. But I know on Craigslist, sometimes the way that can catch people's attention is by being a little bit obnoxious, almost like throwing words in there that you know the typical browser wouldn't expect to see. So let's see if it will give us something like that.
Please give me 10 more ideas but use obnoxious wording and/or other words that will catch the attention of buyers and get them to click on my listing.

Another way to use ChatGPT is to ask it to put together frequently asked questions (FAQs) about the property. This can be helpful in providing potential buyers with more information and addressing common concerns. Let's see what it can give us.

In addition to these ideas, you can also use ChatGPT to generate creative ideas for selling your property, enhance the visual appeal of your listing with high-quality photographs or virtual tours, highlight unique selling points, collaborate with local influencers, host open house events or virtual tours, and more.
Remember, ChatGPT can be a valuable tool in your real estate marketing efforts. Just provide it with the necessary information and prompts, and it will generate content and ideas to help you sell your property effectively.
