What is going on, family? Today, I have something very special that I am excited to show you all. We’ve been hard at work on this, and it’s going to solve a huge amount of problems in our business. It’s going to allow us to automate our follow-up process to a never-before-seen level and allow us to plug in AI chat with a customized prompt to talk to and qualify sellers and buyers.

You’ll be getting follow-up texts about the upcoming appointment, and the seller will too. And then at the appointment time, the system will call you, tell you to hit one button, and you will be calling the seller. This is the power of a true follow-up system in 2023.
So enough of me talking, I’m literally just going to show you guys. I’ve done recorded this video like this is my third try, alright, if I’m being honest. So I’m gonna show you a recording I actually have of the bot. I’m gonna go in my system, show you a live conversation.

It can literally qualify and set appointments with sellers, buyers. It doesn’t matter if they’re a land buyer, a rap buyer, a market seller, an off-market seller, a real estate agent, a wholesaler. So without further ado, let me go ahead and share my screen so that you guys can see this. Okay, boom, here’s the Quicktime player, that’s the system in the back. Let’s get this party started, okay?
And so I’m just gonna give you guys, like, just a play-by-play as this video goes on. So the first thing that I want you all to know is that this is a contact record. As soon as you click into a contact, it makes it super easy to view who they are. All you have to do is scroll down, add a workflow, hit start bot, and the system is already sending out a text message to the seller. It’s literally that simple.
And just imagine this for your client. Like, you’re gonna see how fast the bot actually responds once you start getting responses. But just imagine that for your client, who else is responding to them instantly, no matter what time of day it is? Whether you’re at an appointment with a buyer, a seller, sleeping, and a lead came in from PPC or on Market or Facebook, your system’s responding and seeing if this person’s qualified to get on a call with you. Right? This empowers your team, your lead managers, your appointment setters, your VAs to go out and enhance their skill set because they’re not having to do lower-level tasks. They’re not having to set as many appointments. And so they’re able to start making offers, following up, becoming better at teeing up creative finance leads like this. Just whoo, it advances your time and frees it up too.
So just to give you some background, the number here for this contact, James Bond, actually goes to my Google Voice for my business. And so this is me actually playing the role of a seller, responding to these questions. And I’m just giving it prompts, um, or as well, it has a prompt already feeding the chatGPT. And as I respond, the bot is looking at the prompt, looking at my conversation, looking at its previous messages, looking at our entire conversation thread as a whole, reading that in the context of the prompt, checking to see if the lead has an appointment, and then it is proceeding to respond.
And, oh, I forgot one thing. It’s also checking to see if they answered the qualifying questions. And that’s what it’s going through right now. So you can see it’s getting through the four pillars: What’s your timeline? What’s the condition of the property? Right? And these are all customizable fields. The bot isn’t just saying canned responses. It knows how to respond to whatever the seller throws at it, to direct it towards an appointment or disqualifying a lead.
And so you can see, you’re saying, ‘That’s helpful on a scale of one to ten, one being everything needs to be repaired, ten being fully upgraded, what is it?’ I’m texting back, ‘Maybe a five out of ten.’ It’s saying, ‘Thank you for sharing that. What has you looking to sell?’ And I’m just saying, ‘I don’t want to rent it out again.’ So this is like that tired, exhausted landlord sort of lead.
I’ve given it other tests and one of the other videos that I recorded that weren’t recorded properly, I was basically someone who inherited a home. Um, and we do have this working live, so you can have it go live in your business. You can have it immediately engaged with clients from PPC. It said, ‘What do you want in your pocket?’ And I said, ‘Make me an offer.’ And the bot literally responds, ‘What day works best for you?’ Like, okay, you want an offer, what day? What day do you want to talk? And so this is the power that it’s enabling us to do, you know what I’m saying?
So this is what I’m saying, guys. Please leave me comments on what you want me to say to the bot, like what do you all want to see? What use cases? What different tests do y’all want me to run? Do you all want to try this live in your business? Do you want to do a reactivation campaign with some of the leads that maybe you haven’t been able to get on the phone or haven’t followed up with and way longer than you should have followed up with them?
Look at that, I’m saying tomorrow, and it’s literally giving me open times that are on my calendar for whatever calendar I tell it to go look at. And it’s telling the client, ‘These are the times we’re available.’ And I responded just to test it, ‘Hey, can you do six?’ That’s not one of the times you mentioned. Can you actually do this time? Let’s see what it says. Let’s go in right now to look at our calendar to see if that time is available. It’s already saying, ‘Yes, that’s available. Should we book for that time at 6 PM then?’
So you’re at an appointment, you’re at a closing, you’re somewhere. Yes, you’re on the phone with another seller, you’re talking to the seller, the last one that the bot set up. And it’s still setting up more appointments for you around the clock or your team, your appointment setter, so they can make offers, so they can qualify it a little bit more, so that they can tee up a creative deal.
This ultimately empowers you and your team to do levels of work and give levels of service that you’ve never been able to give to your clients before.
